REGA Explains How to Object to Rental Value of Vacant Properties

RIYADH — The Real Estate General Authority (REGA) has outlined the documents required for submitting objections to the total rental value determined for vacant properties. The authority confirmed that decisions on objections will be issued within 10 working days from the date the application is fully completed.

According to REGA’s regulations for reviewing and resolving objections, applicants must submit a report from a certified real estate appraiser specifying the fair total rent value as of the date of the regulation’s issuance, if the objection concerns the most recent lease contract signed before January 1, 2024.

In cases where the objection is based on significant structural or construction renovations, the applicant must provide a construction renovation permit, a report from a certified engineering office describing the completed work, and a report from a certified real estate appraiser reflecting the updated fair rental value following the renovations.

The draft regulations, currently available on the Istilaa platform for public consultation before official approval, state that all objections should be filed through the Ejar network. REGA will review each application and issue a decision within 10 working days once all requirements are met.
