The Facilities Management sector is facing a huge transformation at the current times, and professionals like Vishnu Sreekumar are effectively filling the gap between technical operations and financial strategy. Bringing over a decade of experience in Facilities Management, he currently leads as the Manager at A.R.M. Holding.
Vishnu’s dedication to turn real estate assets into something more profitable and sustainable, has earned him quite a recognition in this field. “In a city like Dubai, where the built environment is so central to the economy, facilities management plays a huge role in sustainability and safety,” he believes. Reflecting a customer-centric approach, Vishnu has been consistently delivering high customer satisfaction scores throughout his roles.
The Beginning
Vishnu started his career with a strong focus on the technical and engineering side of building and automotive industry operations. Over the years, he moved into managerial roles, specifically within the facilities management sector in Dubai. He adds, “My work has largely centered on managing complex property portfolios, where I oversee everything from mechanical and electrical systems to overall technical compliance.”
Most recently, Vishnu’s focus has shifted toward specialized technical operations and integrating smart building technologies to make large scale facilities run more effectively and efficiently.
Growing Alongside the Company
When Vishnu first started, he shares how his focus was often on reactive maintenance and keeping the lights and AC on. Eventually, his work has evolved to become much more data-driven and proactive. From just fixing things when they break, his role has now shifted towards using automation and real time monitoring to predict issues before they happen.
In my current role, there is a much greater emphasis on energy efficiency and long term asset value rather than just day to day operations,” he mentions.
Driving an Impact on the Regional Ecosystem
Vishnu’s work contributes to the built environment by implementing energy saving programs, such as optimizing chiller plants and utility consumption, which helps reduce the overall carbon footprint of buildings.
“By ensuring strict compliance with local safety regulations and civil defense standards, I also help maintain the high quality of life and safety that people expect from this region’s infrastructure,” he adds.
What Defines Success in Facilities Management
From Vishnu’s perspective, three qualities are critical for success in his industry. He explains, “First is technical adaptability. Technology in buildings is changing so fast that you have to be willing to keep learning. Second is a high level of attention to detail, especially when it comes to compliance and safety where there is no room for error. Third is resilience. In this industry, you are often dealing with urgent, high pressure situations, and being able to stay calm and find a solution quickly is what separates good managers from great ones.”
Embracing Innovation and Growth
As a professional who advocates adoption of technology for businesses, Vishnu strongly believes that currently, the world is in a very exciting period where automation and smart systems are no longer just optional features. They are becoming the foundation of how we operate. Technologies like automated number plate recognition and IoT based energy monitoring are changing how we interact with physical spaces.
For him, the most important advancement is the ability to turn raw building data into actionable insights that save money and improve the user experience.
Navigating to the Path of Success
Addressing the aspiring professionals who are starting their journey in his field, Vishnu shares, “My biggest piece of advice is to build a very strong technical foundation before moving into pure management. You need to understand the ‘how’ behind the systems you are managing to lead a team effectively.
I would also suggest focusing on networking within the local regulatory environment. Understanding the specific standards and building codes in your region is essential for establishing credibility. Finally, be prepared to embrace digital tools early on because the future of this industry is entirely tech based.”
