According to Betterhomes’ study of Dubai Land Department statistics, Business Bay surpassed Palm Jumeirah as Dubai’s busiest premier real estate address in August as branded properties drew luxury purchasers to locations outside of the city’s conventional high-end neighbourhoods.
During the month, Business Bay recorded 14 premium deals, more than Palm Jumeirah and Downtown Dubai . According to the data, Dubai’s luxury real estate market is expanding as consumers are drawn to neighbourhoods that would not have previously been in direct competition with well-known prime locations like Palm Jumeirah due to design-led and branded developments.
The change occurs in spite of a more general decline in market activity. According to DLD data, sales values decreased by 44% and overall Dubai real estate transaction volumes decreased by 37% year over year in August.
Betterhomes, however, stated that the underlying data indicates that buyers are becoming more picky rather than a general lack of confidence, with active buyers focusing on branded, new, and historic properties. According to Betterhomes’ study of DLD statistics, ultra-luxury off-plan transactions rose 12% year over year in August, while prime resale deals fell 67%.
According to the consultant, the gap indicates that instead of buying from the available resale stock, high-net-worth purchasers are increasingly selecting projects and developers. This comes after Dubai’s premium real estate market continues to attract a lot of interest. When selecting properties in the emirate, affluent buyers are increasingly giving priority to privacy, exclusivity, waterfront living, architectural quality, and branded residences, according to recent market data.
