On Tuesday, June 2, the Real Estate Center of Abu Dhabi announced a temporary rent freeze that will take place immediately throughout the city. For the length of the measure, all renewals of residential, commercial, and industrial tenancy contracts will be handled at a 0% increase.
A new lease agreement on an apartment that has already been rented will be offered at the same rental value as the previous agreement, with price increases being frozen. Tenants throughout the emirate are relieved by the interim measure, which is in place until further notice, despite the current regional strife. Landlords and property management firms are now permitted by Abu Dhabi legislation to raise rent by up to 5% each year as long as they notify renters at least two months in advance of contract renewal.
Abu Dhabi Council Resolution No. 13 of 2016 states that tenants in the Capital additionally pay a housing fee to Abu Dhabi Municipality. All of the city’s housing units are subject to the housing charge, which is a standard 3% of the annual rent.
Tenancy contracts and information about the property being leased are kept on file by the Abu Dhabi Municipality using a system called Tawtheeq, which provides legally enforceable records to safeguard both landlords and tenants. Everyone must complete it in order to register and attest to all residential and business rental agreements.
